The following is an example of costs involved in building a Golden Eagle split log home like the Shenandoah. Every building lot is unique, that’s why it’s so hard to price out a home without hours of estimating. The estimate also varies depending on how much labor you want to do yourself. - The Shenandoah Package Price in 8” peeled split log is $250,434 plus tax of $13,773.87 for a total of $264,207.87.
- Let’s start with the building permit. $2,500 is pretty common, the price can range from $25 to $6,500.
- To dig and backfill your basement will cost about $5,000. If you are in rock or clay, it will be more. Tree removal will also be extra.
- Most concrete basements with footings and foundation insulation for both the house and garage will be around $28,100. Drain tile will add more, if your lot requires it.
- This is a split log package so we need to add for interior wall coverings. Typically this would be a combination of split log, knotty pine tongue and groove and drywall (remember, the tongue and groove for the vaulted and flat ceiling is included in the package along with exterior walls. However, you still need partition wall coverings which means more T and G and drywall). It depends on how much of each, but let’s figure in $27,000.

- $14,000 is the plumbing figure including the water heater. Remember the fixtures, tub, sinks, stainless steel kitchen sink, faucets, etc. are in the standard package price.
- Forced air heat and central air with labor $18,178.
- Electrical labor and materials are $18,722. Remember we include an $850 lighting allowance for light fixtures in the standard package.
- We have a $2,000 wood flooring allowance in the package, but you will still need to purchase an additional $10,000 more in carpet, tile, etc.
- The labor to stone the fireplace is $4,000.
- As you can see we are showing stone accents on the bump outs. We need to add in stone labor of $7,000.
- The general carpenter labor should cost $118,000. This could be high or low depending on your area, and how much you want to do yourself. We are finding “shell only” labor to be about $60,000.

These figures are based on our peeled 8” #17 profile split log package. We are not saying your home will cost exactly this much, but since we are involved in so many homes each year, we have a very good idea of what it may cost to build this home.
Typically customers who buy a larger, more upscale home, like this Shenandoah, add in many options and features such as security systems, home entertainment systems, 2nd fireplace, spa, granite countertops, etc. If you are considering adding options such as these, then add another $25,000 to $75,000.
