The following is a cost example of the costs involved in building a Golden Eagle log home like the North Carolina. Every building lot is unique, that's why it's so hard to price out a home without hours of estimating. The estimate also varies depending on how much labor you want to do yourself.

The North Carolina Package Price with 8X8 Smooth Super Round "D" Full Log is $159,282.00 plus tax of $8,760.51 for a total of $168,042.51. Let's start with the building permit. $2,500.00 is pretty common, the price can range from $25 to $6,500. To dig and backfill your basement will cost about $3,500.00. If you are in rock or clay, it will be more. Tree removal will also be extra. Most concrete basements with footings and foundation for both the house and garage will be around $23,951.00. Drain tile will add more, if your lot requires it. Walkout wall not included. Add drywall to all walls not already knotty pine,$7,000.00. $7,000.00 is the plumbing figure including water heater. Remember the fixtures, tub, sinks, stainless steel kitchen sink, faucets, etc. are in the package price. The heating unit, central air, and labor cost add an additional $8,500.00. Electrical labor and materials were $8,800.00. Remember we included a $850 lighting allowance for light fixtures in the package. We have a $2,000 wood flooring allowance in the package, but you will still need to purchase an additional $9,496.00 more in carpet, tile, etc. The labor to stone the fireplace is $5,200.00. The general carpenter labor should cost $66,996.00. This could be high or low depending on your area. |

TOTAL COST OF ABOVE IS $310,985.51 You will also need to add for well, septic, land, stain labor, walkout basement wall, landscaping, appliances and financing costs. Will need to know these costs for your specific area. Shipping is included within 4 hours from Golden Eagle Log Homes, Wisconsin Rapids, we will add the actual costs for other locations. These figures are based on our 8X8 Smooth Super Round "D" Full Log package. We are not saying your home will cost exactly this much, but since we are involved in so many homes each year, we have a very good idea on what it may cost to build this home. Sweat equity could also save you as much as $25,000 in labor, if you have the time and skills to do some of the work. Building your home on a slab would also save an additional $5,000. |
