Our "Base Package Series" Materials/Kit Includes

This is referred to as the Base Package Series because they are designed to keep costs down. Yes, they are not as luxurious as our other plans and packages, yet they exceed the quality of what the competition usually sells. The plans and specifications in the Base Package Series have been selected to maintain the objective of keeping the homes affordable, help you stay on budget, and save money. A full log home is less expensive to build than a half log home, which is why we designed our Base Package Series around our 8"x8" full log wall system with vertical corners. We use solid wood 2"x10" floor joists and scissors style roof trusses (cathedral/vaulted in the Great Room) with common flat trusses throughout the rest of the home. Compared to our other plans and packages, we have designed the homes with a few less windows, less fireplace stone, and simplified cabinetry & interior doors. Of course, you still have the flexibility to select different faucets, cabinets, etc. The floor plans are designed with less complexity and fewer offsets. Wood decks are more expensive than concrete patios, which also lowers costs. Remember, our packages include more than the other companies - whether it be the Shell Plus or the Complete package. Our Base Package Series homes are of higher quality and can be more than a simple cabin getaway, they can also be your full time home. Keep in mind that you have the flexibility to change, add, or remove anything within the package. Below is a great overview of what comes in our "Base Package Series" Materials/Kit packages:

PRIMARY FEATURES


  • UNLIMITED OPTIONS
    With the base package series, you have limited plan revisions. We will guide you through your home's finishing touches and details, including one-on-one professional kitchen and bathroom cabinetry design. You will decide what your kitchen will look like, pick out fixtures, choose your front door, etc.
  • FIRST FLOOR WALL SYSTEM
    Full log kiln-dried and grade stamped wall system. See wall systems section for more details.
  • WALL HEIGHTS
    Wall heights are approximately 8 feet tall, but we can make them any height you'd like. Remember, our floor plans generally have great room ceiling heights that are usually 16 - 24 feet tall. Some designs may have a mix of wall heights to accommodate design styles.
  • PRIMARY EXTERIOR WALL FINISH
    Our popular 8" x 8" Super Round D or square shape full log or many alternatives to choose from, varying in height, width, and shape.
  • PRIMARY CORNER SYSTEM
    Vertical corner system is already priced into the package. Saddle notch, engineered cope, curve cut, dovetail, and butt & pass are available at an additional cost. Our corners are pre-cut and precision-milled out of full logs.
  • LOG & TIMBER FINISH OPTIONS
    Semi-smooth texture is neither perfectly smooth nor rough. It offers a broad appeal to many log home enthusiasts. Available for both round and flat products at no additional charge. Standard peel our signature log peel - with a balance between elegant and semi-rustic. As our most popular peel, it has earned the label as standard peel and it is only available on round products. Available for both round and flat products at no additional charge. Hand Peeled is a handcrafted peel, with the same ruggedness of our earliest pioneers, who would use an old fashioned draw knife to peel their logs. Hand peeled is only available for round products at an additional cost. Hand Hewn is a very rugged and unique handcrafted style which looks like a modern interpretation of old fashioned Adz-style peel. We are known for having ultra-rugged hand hewning. Hand hewn is available on flat products at an additional cost. Edge worn edge treatment transforms the square edge of a timber to resemble the timbers found in countryside barns. This is only available in flat products, and it can be used in conjunction with semi-smooth or hand hewn at an additional cost.
  • EXTERIOR TEXTURE
    All full log and quarter logs are precision milled and are available in your choice of semi-smooth or standard peel texture. Hand hewn (on flat surfaces) or hand peeled (on round surfaces) are available at an additional charge.
  • INTERIOR TEXTURE
    All 8" x 8" Super Round D or square shape full log and matching quarter logs are precision milled and are available in a combination of finishes, since there is both a flat side and a round side. Semi-smooth and/or standard peel texture is assumed. Hand hewn (on flat surfaces) or hand peeled (on round surfaces) are available at an additional charge. See texture notes above.
  • RIM JOIST COVER
    1" x 12" pine exterior first floor rim joist cover/trim. Other common choices are to use log or stone, which does cost more money.
  • DORMER EXTERIOR WALL FINISH
    Cedar sawn shingles are standard. Other common options are log, stone, maintenance-free polymer shakes, board on board, and board and batten in either real wood or maintenance-free products.
  • DORMER CORNER SYSTEM
    8" round vertical log corner system with our signature standard peel is automatically included. Square vertical timbers, saddle notch, dovetail, engineered cope, and butt & pass are available at an additonal charge. Corners are pre-cut and precision-milled out of full logs.

      • HOUSE ROOF SYSTEM
        The roof system is plan specific and dependent on what is structurally required. The most popular choice for this series is either a rafter roof system or an engineered roof truss. Engineered roof trusses allow for heavy snow loads, and longer spans with fewer posts in the house. The larger cavity of a roof truss allows for plenty of space to add extra insulation. Roof trusses come in many combinations of shapes, allowing for ultimate flexibility during the design and construction of the home. Although not commonly used at Golden Eagle, a 2" x 12" rafter roof system is used in many areas of the country. The affordability and ease of on-the-job customization make 2" x 12" rafters a common choice for less complex roof systems. Room-in-attic trusses are available above the garage. The structure of these trusses allow for additional storage or living space (per specific plan or engineer's choice based on home design). Spread web storage trusses are also available above the garage for extra storage potential (per specific plan or engineer's choice based on home design).         The roof system is plan specific and dependent on what is structurally required. The most popular choice for this series is either a rafter roof system or an engineered roof truss. Engineered roof trusses allow for heavy snow loads, and longer spans with fewer posts in the house. The larger cavity of a roof truss allows for plenty of space to add extra insulation. Roof trusses come in many combinations of shapes, allowing for ultimate flexibility during the design and construction of the home. Although not commonly used at Golden Eagle, a 2" x 12" rafter roof system is used in many areas of the country. The affordability and ease of on-the-job customization make 2" x 12" rafters a common choice for less complex roof systems. Room-in-attic trusses are available above the garage.
